1. About SnagGO
1.1 SnagGO is an online platform that arranges handover snagging inspections (inspections for defects in a newly handed-over property) for property owners and buyers ("Customers"). We assign each booking to an independent, licensed inspection company ("Inspection Company").
1.2 SnagGO is not an inspection company, engineer, surveyor or insurer and does not itself carry out inspections.
1.3 By creating an account or booking, you agree to these Terms, our Privacy Policy and any booking confirmation.
2. How a booking works
2.1 You book an inspection by choosing your property type and size, a date, and a time slot between 9:00 AM and 5:00 PM, and by giving the details in clause 3.
2.2 You do not choose the Inspection Company. SnagGO assigns a licensed Inspection Company to your booking and your order moves through these statuses: Order placed, Confirmed (an Inspection Company has accepted it), Inspection Completed, Report (your report is ready).
2.3 If no Inspection Company can attend your slot, we will offer you another slot or a full refund.
2.4 The inspection is carried out by the assigned Inspection Company, which is an independent business and is responsible for the inspection and the report (clause 8).
3. Information you give us
3.1 You must give accurate, complete information when booking: full name, email, mobile number (with country code), developer name, building name, unit number, and the developer handover team's email. All fields are mandatory, and we cannot accept a booking until they are provided and in a valid format.
3.2 You are responsible for the accuracy of this information. If it is wrong (for example, a wrong unit number or handover email), the inspection or the report delivery may fail, and fees may still apply under clause 6.
3.3 We and the assigned Inspection Company may contact you by phone, SMS, WhatsApp and email about your booking.
4. Price and what is included
4.1 One all-inclusive price. The price you see for your property type and size is the total price, in AED, and includes UAE VAT (5%). There are no add-ons and no extra fees for the items below.
4.2 The price includes:
- the first visit and inspection;
- the snag report (PDF);
- handing over the report to the developer's handover system (we send it to the handover team email you provided);
- one free 2nd visit within 60 days (clause 5).
4.3 Pay through our payment provider when you book. We hold the payment and release it to the Inspection Company after your report is delivered and the dispute window in clause 7 has passed. A tax invoice is issued for each booking.
4.4 Prices apply to the property size band shown. If the property is larger than the band you selected, we may ask you to pay the difference before or at the visit.
5. Free 2nd visit (rectification check)
5.1 Within 60 days of the date your report is delivered, you may book one free 2nd visit. At the 2nd visit the Inspection Company re-checks the defects listed in your report and records whether each is fixed or not fixed. You receive a short rectification report.
5.2 The 2nd visit covers only defects listed in your original report. It is not a new inspection, and new defects are not covered. It is available once per booking and expires 60 days after delivery of the report.
5.3 The 2nd visit is free of charge only if you book it through the app within the 60 days and give safe access at the booked time. A missed visit counts as the free visit.
5.4 The rectification report records the condition on the day. SnagGO and the Inspection Company do not carry out repairs, and are not responsible for the developer's repairs or for whether the developer fixes any defect.
6. Cancellation and rescheduling
6.1 Free cancellation or rescheduling up to [24] hours before the slot. Within [24] hours: [50]% fee. No-show or no access to the property: the full fee.
6.2 If we or the Inspection Company cancel or fail to attend, you receive a replacement visit or a full refund.
7. Reports and disputes
7.1 A snag report is a visual, non-invasive opinion prepared on the date and time shown on it. It does not cover hidden or inaccessible areas, structural or engineering design, or defects that appear later. It is not a guarantee that the property is free of defects, and it is not legal, valuation or engineering advice.
7.2 You must raise any complaint through the app within [48] hours of receiving the report, with details and evidence.
7.3 SnagGO will review in good faith and may, at its discretion, arrange a re-inspection by the Inspection Company, a partial or full refund of the booking price, or direct you to the Inspection Company's insurer.
7.4 Where you hold a claim about the quality of an inspection or report, it is a claim against the assigned Inspection Company and its professional indemnity insurer. The Inspection Company agrees to this in its agreement with SnagGO, and we will give you its name and licence details on request, so that you can bring a claim.
8. Role and liability of SnagGO
8.1 SnagGO provides the booking, assignment, payment and communication platform. The inspection and the report are the responsibility of the Inspection Company, which holds a valid UAE trade licence and professional indemnity insurance.
8.2 To the maximum extent permitted by UAE law, SnagGO is not liable for any loss, damage, defect, missed defect, cost or claim arising from or connected to an inspection, a report, an Inspection Company's acts or omissions, the developer's acts or omissions (including repairs), or your reliance on a report. This includes indirect or consequential loss, loss of profit, and loss of use or value.
8.3 Where liability cannot be excluded by law, SnagGO's total liability for a booking is limited to the price you paid for that booking.
8.4 Nothing in these Terms excludes liability for fraud, intentional wrongdoing or gross error, or removes any right you have as a consumer that cannot be waived under UAE law (including Federal Law No. 15 of 2020 on Consumer Protection).
8.5 We do not guarantee that the app will always be available.
9. Your responsibilities
9.1 Give accurate details and safe access to the unit at the booked time. 9.2 Do not use the app unlawfully, or try to arrange inspections with the Inspection Company outside the app to avoid platform fees for bookings made through SnagGO. 9.3 Keep your login secure.
10. Photos, reports and data
10.1 The Inspection Company takes photos during the inspection. They are included in your report and are stored by SnagGO. We may display them in your account and in the PDF report.
10.2 You agree that SnagGO may send your report, the photos and the unit details to the handover team email you provided, and to the developer's handover system, so the developer can see and fix the defects.
10.3 We share your name, mobile, email and unit details with the assigned Inspection Company so it can carry out the inspection and contact you (including by phone and WhatsApp).
10.4 We process personal data under UAE Federal Decree-Law No. 45 of 2021 (PDPL), as set out in our Privacy Policy.
11. Reviews and content
You grant SnagGO a non-exclusive licence to display your reviews for operating the service. Reviews must be honest and lawful.
12. Suspension
We may suspend or close accounts for breach, fraud or misuse.
13. Changes
We may update these Terms or our prices for future bookings. A confirmed booking keeps the price you paid.
14. Governing law and disputes
These Terms are governed by the laws of the United Arab Emirates as applied in the Emirate of [Dubai]. The courts of [Dubai] have exclusive jurisdiction, subject to any mandatory consumer rights. Arabic and English versions are provided; [the Arabic version prevails in case of conflict, as required by UAE courts].
